In order to enable systematic and comprehensive development of area „Town project Samobor centre II“, Town of Samobor plans to select a private partner who will realise cultural and commercial objects and facilities within the Project’s location (hereinafter: Project).

The Project’s location is located in the centre of Samobor, only several hundred meters from the central town square (see picture 1). The area of Project’s location is divided into two units of which one is anticipated for construction of cultural centre and development of open (public) areas, while other is anticipated for construction of shopping-business centre and residential-business complex.

The cultural offer of Town of Samobor would be considerably enriched with construction of cultural centre and development of open (public) areas. Shopping-business centre would represent „new town centre“ with stores, catering objects, business spaces, hotel and underground garages. Residential-business space would represent an attractive place for accommodation of apartments and business spaces.

In exchange for relinquished construction right at the location of shopping-business centre and relinquished ownership at location of residential-business, the private partner would assume responsibility for designing, financing and constructing the entire Project. Private partner would realize his interest through profits from managing the shopping-business centre during the period of duration of the construction right, and through profits (rent, sale) from managing objects and facilities of the residential-business complex which would be in his ownership. Town of Samobor would assume management of cultural centre and developed open (public) areas.

Private partner shall be selected through qualification and bidding process. Qualification and bidding process shall be implemented only if the interest expressing process shows there is satisfactory interest by potential private partners. By expressing interest, potential private partners can influence defining of future mandatory parameters for implementation of qualification and bidding process.
